Hidden behind one of Portsmouth’s beautiful historic homes sits a charming carriage house that had quietly stood watch for generations. Time had taken its toll, and what was once an elegant outbuilding had become structurally compromised, requiring far more than cosmetic repairs. Restoring this cottage house meant preserving a piece of the property’s history while ensuring it would remain standing for generations to come.

Working within Portsmouth’s Historic District and under the guidance of the Virginia Department of Historic Resources, every step of this restoration demanded careful planning and respect for the building’s original character. Before a single repair could begin, the structure had to be stabilized, carefully lifted, and supported while a completely new reinforced foundation was constructed beneath it. Once the new monolithic slab was in place, the building was lowered onto its new foundation, providing a solid base without sacrificing its historic integrity.

With the structure secure, our craftsmen rebuilt deteriorated framing, replaced compromised wood, reinforced the roof system, restored the iconic cupola, repaired the historic carriage doors, brought the original windows back into proper working order, installed new siding, and completed the exterior with historically approved paint colors that honored the home’s original appearance. Every detail was approached with the mindset that historic buildings deserve to be restored—not simply replaced.

Historic restoration is one of construction’s greatest challenges because no two buildings tell the same story.
